Loose floor tiles
What is a loose floor tile?
You feel this one before you hear it. The tile rocks slightly underfoot, or a group of tiles creaks and shifts as you cross the room. Grout lines crack and crumble, and in bad cases the tile lifts enough to catch a toe. It has lost its adhesive contact and is being held in place by the grout around it.
How do floor tiles come loose in the Gold Coast?
Holiday letting and high turnover are an underrated factor. A unit that hosts a new group every week gets years of foot traffic compressed into a much shorter period, and the tiles wear through their adhesive bond faster than the same floor would in an owner-occupied home.
Salt is the second one. Coastal air carries it inland, it finds its way into grout lines and through them into the adhesive bed, and it degrades the bond from underneath while the tile above looks perfectly fine. Ground-floor units and beachfront properties see it worst. Further inland, seasonal clay movement does the slower version of the same job.
Should I replace loose floor tiles or repair them?
What decides it for most people is whether the tiles are still available. What are peaked or tented tiles?
This is the failure that announces itself. Tiles lift away from the floor and meet in a ridge, sometimes overnight, occasionally with a crack loud enough to wake the house. The tiles have not shrunk or broken. The floor has run out of room, and the pressure has nowhere left to go but up.
Why do tiles peak and tent in the Gold Coast?
Sun exposure on unshaded outdoor tiling is the main cause, and the Gold Coast has more of it per property than most places. Pool surrounds, balconies and alfresco areas absorb heat all day, and tile expands against a slab that is expanding at a different rate. Where movement joints are undersized or missing, that force builds until the floor buckles.
Balconies add a wrinkle that ground-level floors do not have. A suspended slab is restrained by the building around it, so expansion cannot dissipate outward at the edges, and the tile surface takes the load instead. In the Northern Rivers, heavy rainfall periods followed by hot clear weather produce the same result through a different route, with the slab expanding from moisture before the sun goes to work on the tiles.
Should peaked tiles be replaced or repaired?
Tile repair is the better answer, provided the pressure is dealt with and not just the tiles. What is a drummy tile?
Tap one with a coin and you will hear it straight away. A properly bonded tile returns a solid, dull note. A drummy tile sounds hollow, because the adhesive beneath it has released and left an air pocket. The tile itself is usually undamaged. It simply is not attached to anything anymore.
How do drummy tiles occur in the Gold Coast?
Balconies are where this shows up first. Apartment and townhouse living puts a lot of tiled surface outdoors and above ground, fully exposed to sun, rain and salt air, and those surfaces take far more punishment than anything inside the building. The slab heats and cools every day, the tile above it moves at a different rate, and the adhesive between them absorbs the difference until it cannot anymore.
Inland the story changes. Hinterland and Northern Rivers properties sit on clay soils that swell and contract seasonally, and the Northern Rivers has the added complication of a genuine flood history, which puts water into slabs and substrates that can take months to dry out. Should I replace drummy tiles or repair them?

Loose wall tiles
What is a loose wall tile?
A debonded wall tile sounds hollow when tapped and will often move slightly under hand pressure. In bathrooms the grout usually goes first: hairline cracks appear, then grout starts falling out, then a tile shifts. The real concern is what gets behind it, because water reaching the substrate through a failed tile line will find the waterproofing membrane.
How do wall tiles come loose in the Gold Coast?
Humidity does most of it. Bathrooms in coastal homes and units rarely get properly dry, and where extraction is poor, which is common in older unit stock, moisture sits in the room and works into the substrate behind the tiles day after day.
Salt-laden air compounds the problem in properties close to the water, particularly in bathrooms and laundries that get cross-ventilated with outside air. What does spot bonded mean?
Spot bonding is an installation shortcut. Instead of trowelling adhesive across the full back of the tile, the installer places five dabs and presses the tile onto them, leaving most of it suspended over empty space. The tile ends up with a fraction of the bond strength it should have, which is why Australian Standards call for near-full adhesive coverage.
Why do spot bonded tiles fail in the Gold Coast?
Density is part of the answer. Multi-residential buildings put a lot of tiled floor into a small footprint, and a bond that was marginal at installation has plenty of opportunity to reveal itself once the building is occupied.
